Case by Case Basis: We evaluate each mortgage note, taking into consideration many aspects including the buyers equity, payment history, seasoning of the note (that's a MUST), credit rating of the buyer, (pending quote price) term of the note, and the remaining balance of the note. We most often provide sellers with what is known as a retail quote. By retail quote, we mean we pay all closing costs and appraisal fees. This is often the preferred method for most note sellers, for the simple fact they know exactly how much they will receive at closing.
